Once you’ve chosen three to six qualified companies, you may also want to browse online review sites for local residents’ experiences with and opinions about each provider. Keep in mind that almost every company will have a negative report or two, as that is simply the nature of the Internet. But if the reports are overwhelmingly negative, that’s a good indicator that you need to keep looking.

Once you’ve selected your candidates, make individual appointments to have each company come out and view your property. Take notes during your meetings, and request signed, written estimates. It’s easy to be swayed by a low price tag in this phase, but be sure that you’re comparing apples to apples, so to speak, when you look each estimate over. Consider: What’s included in each? Do they provide any ongoing maintenance? What type of warranty do they provide? How long will the job take, and will they provide a written guaranty of the end date? Are they all using comparable materials? Are all costs (materials, labor, permitting, etc.) included in the estimate, or will there be "add-ons" later?
